03 : design
Building on this foundation, we explore possibilities through drawings, models, material studies, and ongoing conversation. Design is at the heart of our practice, and we draw on decades of experience to create thoughtful, uplifting responses to the unique qualities of each client, program, and site.
04 : budget
Once the design direction is established, we collaborate with local builders to develop preliminary cost estimates. With a clearer understanding of the budget, we refine the scope as needed and move the project forward with confidence.
05 : develop
We develop the design in greater detail, shaping the interiors while integrating building systems, structure, landscape, and environmental performance into a cohesive whole.
06 : document
With the design finalized, we prepare the detailed drawings and specifications required for approvals, pricing, and construction. By clearly communicating the design intent and resolving key details in advance, we reduce uncertainty and help streamline the pricing, permitting and construction process.
07 : pricing
We share the construction documents with a carefully selected group of builders, who obtain detailed pricing from their subcontractors and suppliers. We organize and evaluate the resulting bids on a line-by-line basis, clearly identify differences in scope and cost, and guide our clients in selecting the best path forward.
08 : permitting
Working with the selected builder, we help move the project through the permitting process providing additional information and responding to regulatory requests as necessary.
09 : build
Throughout construction, we review the work, resolve questions, and advocate for your interests through completion. Seeing your home take shape is one of the great joys of the process, and we value being part of it every step of the way.
10 : celebrate
Together we have created a new home that will be the place where kids grow up, holidays are celebrated, cozy evenings are spent in each other’s company and a place that will be the backdrop to your memories moving forward.
